Who must comply

HOAs with 100 or more homes. Must post required records
on a website or mobile app with an owner login.
Effective January 1, 2025.
Condo associations with 25 or more units. Must post required records on a website or mobile app with an owner login.
Deadline January 1, 2026.
Bills at a glance

HB 1203 (2024). Creates the HOA website or app requirement for communities with 100 or more parcels.
Records must be posted in a protected area. Effective January 1, 2025.


HB 1237 (2017). Establishes the original condo website framework and online records access for large associations.

HB 913 (2025)

Updates condo transparency and enforcement, confirms the 25-unit website threshold that takes effect January 1, 2026,
and authorizes the state to investigate complaints about website access

  • Annual budget, financial report, and any monthly statements to be considered at a meeting
  • Current insurance policies
  • Executory contracts and a list of bids from the prior year
  • Director certifications and conflict of interest documents
  • Meeting notices and agendas on time, plus documents to be voted on before the meeting
  • For condos, approved minutes and links to video conference recordings for the past 12 months
These requirements are defined in Florida Statutes 720.303 for HOAs and 718.111 for condos.
